A facilities management issue in the hotels: Renovation
When the time passes year after year, many hotels are getting older showed by their internal facilities and external decorations. At this point, the current spaces and services in the hotel can not cover the rising demand of new products and services. It just like Ruttes described that “the lack of prime and spacious sites, time saving, and continuing appreciation for historic architecture are some other factors that support renovation over new construction” (as cited in Hassanien and Losekoot, 2002, p.231). Therefore, hotel needs to decide to whether renovate the hotel or build a new hotel through reconstruction. However, there are some facts reflected that renovating a hotel is more efficient to make the hotel has a new looking like Jurgens, Macdonald and Ruttes et al stated that “finding money to renovate a property is viewed as an easier and more profitable task than finding funds to build a new hotel” (as cited in Hassanien and Baum, 2002, p.144). It saves money to renovate a hotel rather than build a new hotel. Once a hotel decided to renovate the hotel, the facilities management department in the hotel plays the most significant role at that time. The facilities management department needs to consider every detail which relates to the renovation such as cost and actions. Therefore, the renovation is a big issue in the hotel facilities management because it might have direct influence on the profitability of the hotel and the quality of services in the hotel. This paper will demonstrate the facilities management issue of renovation in hotels through investment cost, return on investment and its action plan.
Facilities management is one of the fastest growing professional disciplines all around the world. By the old understanding of facilities management, it is a tool which used to maintain the properties and make sure everything in the properties are still working. The common understanding of facilities management has been changed with further research and application of facilities management. Today, the facilities management covers more new areas than the past such as products, services and property functions. It brings a lot of benefits to the organizations like Kamaruzzaman and Zawawi (2010) described, “the mission and goals of the organization can be achieved in the best combination of efficiency, cost and quality” through the property facilities management (p.75). In this case, the facilities management might be the core factor which increase the profitability and improve the guests satisfaction by the renovation in hotels. The better strategies in hotel facilities management are used, the better outcomes will be produced at the same time.
